What will the loan cost each month — and will the bank say yes?

Price a conventional loan, an SBA 7(a) loan at the current Prime-based cap with the FY2027 guaranty fee, or a 504 project with its bank-plus-CDC structure. Then run the number that decides the application: debt-service coverage after the new payment, against the SBA and bank minimums.

Debt-service coverage

The ratio underwriters compute: cash flow available for debt service divided by all debt service including this loan.

Principal vs. interest by year

Early payments are mostly interest; the mix flips as the balance falls.

How it works

Methodology & assumptions

  • Payment. Standard level-payment amortization: P × r ÷ (1 − (1 + r)−n) with r = annual rate ÷ 12 and n = months. SBA 7(a) loans are fully amortizing with no balloon; variable-rate loans re-amortize when the rate changes, which this calculator does not simulate.
  • SBA 7(a) rate. Maximum = base rate + spread by loan size (13 CFR 120.214; SOP 50 10 8.1): Prime + 6.5% up to $50,000; + 6% to $250,000; + 4.5% to $350,000; + 3% above $350,000. Prime defaults to 7.00% (effective September 17, 2026). Uncheck the maximum to enter the spread your lender quoted.
  • SBA 7(a) guaranty fee (FY2027, loans approved October 1, 2026 – September 30, 2027): 2% of the guaranteed portion for loans ≤ $150,000; 3% for $150,001–$700,000; for $700,001–$5,000,000, 3.5% of the guaranteed portion up to $1,000,000 plus 3.75% of the guaranteed portion above that. Guaranty is 85% for loans ≤ $150,000 and 75% above. Loans with maturities of 12 months or less pay 0.25%. The 0.55% annual service fee is paid by the lender and cannot be passed through.
  • SBA 504. Project financed 50% by a bank first lien at your rate, up to 40% by a CDC debenture at the current effective rate (6.97% for 20- and 25-year debentures in October 2026, fees included; changes monthly), and the balance by the borrower (10% / 15% / 20%). The two notes amortize separately; the blended rate and combined payment are shown.
  • Effective APR is the internal rate of return that equates the cash you actually receive (loan less closing costs and any fee paid in cash) with the payments you make, annualized. It is the honest comparison between a low-rate loan with heavy fees and a higher-rate loan without them.
  • DSCR = (EBITDA + accepted owner add-backs) ÷ (existing annual debt service + new annual debt service). Minimums under SOP 50 10 8.1 (effective October 1, 2026): 1.15× for standard 7(a) (historical and/or projected, plus 1:1 global), 1.10× for 7(a) Small loans not involving a change of ownership, 1.25× for initial acquisitions, owner buyouts and ESOPs, 1.15× for 504. Conventional lenders commonly require 1.20–1.25×. Maximum loan is the present value, at the loan rate and term, of the debt service your cash flow can carry at the target DSCR after existing obligations.
  • Not modeled. Variable-rate resets, interest-only periods, the SBA Express 50% guaranty, prepayment penalties, lender packaging fees beyond what you enter, personal (global) cash flow, collateral coverage and credit scoring — all of which also affect approval.

This calculator is an educational estimate built from published figures and the assumptions listed above. It is not tax, legal, or financial advice, does not account for every provision that may apply to you, and is not a substitute for a return prepared from your actual records. Figures are checked when published and may lag mid-year changes.

Questions

Common questions

SBA or conventional — which is cheaper?

Often the SBA loan, despite the guaranty fee, because the term is longer: ten years for working capital instead of five, twenty-five for real estate instead of a ten-year balloon. A longer term lowers the payment, which raises DSCR, which is frequently what gets the deal approved at all. Compare both here using effective APR for cost and the monthly payment for cash flow.

What counts as EBITDA for the lender?

Net income from your tax return or reviewed financials, plus interest, income taxes, depreciation and amortization. Lenders then consider add-backs: owner compensation above a market replacement salary, documented one-time expenses, and personal expenses run through the business. Every add-back needs support; undocumented add-backs are the first thing an underwriter strikes.

What is the guaranty fee and who pays it?

A one-time fee the lender pays the SBA for the guaranty and passes to the borrower; it is almost always financed into the loan. For a $350,000 ten-year loan in FY2027 it is 3% of the 75% guaranteed portion, or $7,875. Loans of $700,000 or less to manufacturers, rural businesses and food-supply-chain businesses pay no upfront fee in FY2027; veteran-owned businesses pay none on SBA Express.

My DSCR is below the minimum. What can I do?

Four levers, roughly in order of ease: stretch the term (real-estate-heavy projects can go to 25 years), reduce the loan with a larger equity injection or seller financing on standby, document legitimate add-backs that raise cash flow, or wait a year and show the improved trailing twelve months. The “maximum loan” figure tells you how far off you are.

Is the Prime rate in the calculator current?

It was 7.00% when this page was last verified (October 2026), after the Federal Reserve raised the target range to 3.75–4.00% on September 16, 2026. Prime moves the same day as the Fed; edit the field if it has changed.
